You Matched to a Hamilton Residency Program. Here's What the Housing Search Actually Looks Like

Matching to a Hamilton program is the good news. Finding somewhere to live before July 1 is the part nobody prepares you for. Hamilton's teaching hospital network is spread across multiple sites in different parts of the city, the furnished rental market near the hospital corridor is thin, and the standard advice — "just search Kijiji" — does not hold up when you have four weeks and a rotation schedule that starts the day you arrive.

This guide is for residents at any stage — R1 through R4 — rotating through or assigned to Hamilton's teaching hospitals. It covers which neighbourhood makes sense based on your actual site, what furnished rentals cost here in 2026, how lease terms interact with rotation schedules, and how to move fast without making a bad decision.

Before You Search

  • Most furnished rental listings in Hamilton cluster near St. Joseph's Healthcare Charlton Campus. If you're rotating through Hamilton General or a Mountain site, those listings put you 20–40 minutes from your hospital

  • St. Joseph's Healthcare Hamilton runs three separate campuses across the city — confirm your specific site before you search for a single listing

  • McMaster programs rotate residents through multiple Hamilton sites across a training year. Your first rotation site determines your first housing decision

  • July 1 is the single hardest date to find furnished housing in Hamilton — R1s, travel nurses, and McMaster summer intake all compete for the same thin inventory

  • Start your search as soon as you have your match result. Four to six weeks of lead time is the minimum for a quality unit near the hospital corridor

  • Furnished Finder and MedsHousing are your primary platforms — Hamilton inventory on both is thin and moves before it gets publicly listed

What Makes Housing in Hamilton Different for Residents

Hamilton is not a single-campus medical training city. St. Joseph's Healthcare Hamilton operates three campuses in different parts of the city. Hamilton Health Sciences operates four main Hamilton sites spanning the lower city, the west end, and the Mountain. McMaster residency programs rotate trainees through multiple sites across a training year, which means your rotation site in July may not be your rotation site in January.

That geographic spread creates a housing problem most residents don't anticipate until they're already searching. The furnished rental market near St. Joseph's Charlton Campus — the main acute care site and the most active site for resident rotations — is the most concentrated. But concentrated does not mean deep. Quality inventory near Charlton fills fast, particularly in May and June before a July 1 start.

The other thing Hamilton's housing market does not do well: flexibility. Most landlords want 12-month leases. Most residents need something that moves with a rotation schedule. That mismatch is real, and navigating it is most of the housing problem.

Which Site Are You Actually Rotating Through? (It Changes Everything)

Confirm your specific rotation site before you search for a single listing. Getting assigned to Hamilton General and renting near Charlton is a 25-minute drive each way after a 12-hour shift. It happens to residents every year because Charlton is where the listings are, not because it makes sense for General.

St. Joseph's Healthcare — Charlton Campus

50 Charlton Avenue East, downtown Hamilton

The main acute care site for St. Joe's. Emergency, surgical, women's and infants' programs, cardiac care, robotic surgery, Firestone Institute for Respiratory Health. The highest-volume site for resident rotations across multiple McMaster programs including General Surgery, OBGYN, Internal Medicine, and Neurosurgery.

Best neighbourhoods: Strathcona, Corktown, Durand, and the downtown core. All are walking or short cycling distance to Charlton. This is the corridor where professional furnished rental inventory for healthcare workers is most concentrated in Hamilton.

St. Joseph's Healthcare — West 5th Campus

100 West 5th Street, Hamilton Mountain

Specialized mental health and addictions services. Mountain location — meaningfully far from the lower city. Residents rotating here should look at central Mountain neighbourhoods rather than defaulting to downtown listings.

St. Joseph's Healthcare — King Campus

2757 King Street East, east Hamilton

Outpatient and urgent care. East end. If you're here, Crown Point or Rosedale makes more sense than Strathcona.

Hamilton General Hospital

237 Barton Street East, lower city east

Trauma centre, cardiac surgery, neuroscience, stroke. One of Ontario's busiest acute care sites — Cardiac Surgery alone performs over 1,600 open-heart procedures annually. Best neighbourhoods: Crown Point, Stipley, central downtown with transit east. Not Strathcona.

McMaster University Medical Centre

1200 Main Street West, Westdale

Teaching hospital adjacent to McMaster's main campus. Best neighbourhoods: Westdale and Ainslie Wood, both walkable to MUMC and well-served by the Main Street transit corridor.

Juravinski Hospital and Cancer Centre

711 Concession Street, Hamilton Mountain

Regional cancer program, general medicine and surgery. Mountain location. Upper Concession corridor or central Mountain. A car is useful regardless of where you stay.

St. Peter's Hospital

88 Maplewood Avenue, Hamilton Mountain

Complex continuing care, palliative, rehabilitation. Mountain location — same guidance as Juravinski.

Why July 1 Is the Hardest Date to Find Housing in Hamilton

July 1 is when R1 residents start across virtually every McMaster program. It is also when travel nurses on summer placements arrive, and when McMaster's broader academic intake creates additional pressure on the lower city rental market.

The result: the already thin furnished rental inventory near Charlton and Hamilton General is at its most contested between May and late June. Units that would sit available in February are gone by mid-May in a normal year.

For R2s, R3s, and R4s this matters too. If your rotation schedule puts you at a new site in July, you are competing for the same inventory R1s are. The fact that you have been in Hamilton before does not give you an advantage in the housing search — it just means you know the market is difficult.

The practical rule: start your search the week you have your match result or rotation confirmation. If that is April, start in April. Four to six weeks of lead time gives you access to units before they are publicly listed. Waiting until June means working with whatever is left.

Furnished vs. Unfurnished — What Actually Makes Sense on a Residency Schedule

Most residents default to unfurnished long-term rentals because that is what the market offers most of. It is often the wrong choice.

An unfurnished apartment requires you to buy, move, store, and eventually sell or move furniture on a schedule that is already stressful. If you rotate sites partway through your training, or finish a block and move cities, you are doing that again. The transaction costs — time, money, physical effort — compound across a residency.

A furnished rental near your rotation site, on a 4–12 month lease, eliminates that entirely. You arrive, you work, you leave when the rotation ends. For most residents who are not certain they will be in Hamilton long-term, furnished mid-term is the more rational choice even if the monthly cost is slightly higher than an unfurnished equivalent.

The math for Hamilton in 2026: an unfurnished 1-bedroom near Charlton runs $1,700–$2,000/month plus your time and cost to furnish it. A professionally furnished all-inclusive 1-bedroom in the same area runs $2,200–$3,000/month. For a 4–8 month rotation, the furnished unit often costs less in total once you account for furnishing, utilities, and internet separately.

What Mid-Term Rentals Near Hamilton's Teaching Hospitals Cost in 2026

All-inclusive means rent, utilities, internet, and furnishings. These are realistic 2026 ranges for professionally managed units — not Kijiji basement listings.

Unit TypeLocationMonthly Range (all-inclusive)1-bedroomNear St. Joe's Charlton / lower city$2,200–$3,0001-bedroomNear Hamilton General$2,000–$2,8001-bedroomWestdale / near MUMC$1,900–$2,6002-bedroomNear any main hospital site$2,800–$3,800

Two residents matching to the same program and sharing a 2-bedroom near Charlton is a common arrangement that makes the per-person cost competitive with an unfurnished 1-bedroom — and eliminates the furnishing problem entirely.

Lease Flexibility and Rotation Schedules — What to Look For

Standard 12-month leases do not map onto residency training. A lease that starts July 1 and ends June 30 works for an R1 who stays in Hamilton for a full year, but not for someone on a 4-month block or rotating to a new city in January.

What to ask every landlord or operator before committing:

  • What is the minimum lease term

  • Whether the lease can extend if your rotation or program extends

  • What the process is if you need to leave early — sublet clause, early termination fee, or flexibility built in by agreement

  • Whether the lease rolls month-to-month after the initial term or requires a new fixed commitment

Professional furnished rental operators who work with healthcare professionals understand rotation-length leases. Individual landlords on Kijiji often do not. The lease conversation is a good signal for how the rest of the tenancy will go — a landlord who refuses any flexibility on term length is telling you something.

Where Residents Actually Find Housing in Hamilton

MedsHousing is the most targeted platform for healthcare professionals in Canada. Post a free Want Ad with your assigned site, start date, and rotation length — landlords and operators with available units reach out directly to you. More efficient than browsing listings.

Furnished Finder has Hamilton listings. Confirm availability directly — listings can be outdated. Filter by distance from your specific hospital site, not just "Hamilton."

Direct operator websites. A small number of professional operators in Hamilton manage furnished units specifically for healthcare workers near the hospital corridor. These units often book before they reach any listing platform. Search "furnished rental near St. Joseph's Healthcare Hamilton" or "mid-term rental Hamilton medical resident."

Your program coordinator. Worth asking before you start searching from scratch. Some McMaster programs maintain informal lists of landlords who have housed residents before and understand rotation schedules. Not universal, but worth asking.

Peers in the program. Residents a year ahead of you in the same program have already navigated this. A quick message through your program's communication channels asking for housing recommendations is one of the most underused and most useful moves you can make.

Facebook groups. Hamilton Residents and Physicians groups exist and have housing sections. Use them for neighbourhood intelligence and peer recommendations. Never send a deposit based on a Facebook listing alone.

How to Move Fast Without Getting Burned

The inventory timeline near the hospital sites rewards quick decisions. It also creates conditions where rushed decisions go wrong. Both things are true.

Before any money moves

  • Video tour the actual unit — a live walkthrough or recorded video of every room, not a photo gallery or stock images

  • Get a signed lease specifying your exact dates, monthly amount, and everything included before any payment

  • Never e-transfer a deposit without a signed lease and a verified address you can confirm on Google Maps

  • Listings with no reviews, no verifiable address, and a price well below market are scams — common on Kijiji and Facebook Marketplace and targeted specifically at people who need to book remotely on a short timeline

What to confirm before signing

  • Exactly what is included: utilities, internet, parking, laundry

  • In-unit vs. shared laundry — for a resident on rotating shifts, shared laundry at 7am after a night shift is a real daily friction point

  • Parking situation if you have a car

  • Maintenance process during your stay — who handles it and how fast

  • Pet policy if relevant

A landlord or operator who cannot provide a lease draft and do a video call before asking for money is either disorganized or running a scam. Move on.
